Whether you are a first time home seller, or experienced in selling real estate, you are likely to have some questions.  Here are the top 5 home seller questions answered.

Q:           Do I have to do anything to my home before putting it on the market?

A:            That depends, but in most cases the answer is a resounding ‘YES’.  Now, before you run out to your local home building center and call in an army of professional trade services, (shelling out hundreds if not thousands), have an experienced Realtor® to your home and use their expertise and advice to let you know what should be done, what needs to be done and what you can leave as is…

Q:           Do I REALLY need a Realtor® to sell my home?

A:            Well, that depends.  If you want to sell your home for the best price, in the least amount of time, have the best marketing in place to reach the deepest pool of buyers possible and have peace of mind in knowing that you have a real estate professional & experienced negotiator in your corner representing your best interests – Yes.

Q:           How much is my home worth?

A:            Again, that depends.  Your listing agent, they will research other homes (like yours) in your neighbourhood to garner insight into what price points the market is accepting and responding to.  Your agent will also factor in condition of your home and any upgrades that have increased the value of your home.

Keep in mind, most sellers have a slightly skewed perspective on their homes value, typically comparing their home to the most expensive home in the neighbourhood – which can be dangerous and lead to sellers insisting on raising their asking price and not seeing any offers (which is a bad thing).

Another thing to keep in mind is the type of (if any) upgrades you may have done to the home that reflect your personal tastes and touches.  For example, if you have custom hardwood floors you paid a proverbial arm and leg for, this may not result in your home demanding a higher asking price, than say the house down the street that does not have custom hardwood floors, but has more square footage.

Q:           How do I choose the right Realtor®?

A:            Interview any and all potential agents before you list.  Make sure that the agent you choose arrives to the appointment on time, is prepared, is succinct, has experience selling in your neighbourhood, has a comprehensive marketing plan, and uses the latest technology to market real estate.  Also, do your research.  Google all agents before you meet with them and learn their online reputation and address anything undesirable that you found online during your interview.

TIP:  If you can’t find an agent online, don’t use them!  If they are not marketing themselves, how can you expect them to market your home?

Q:           How long will it take to sell my home?

A:            It depends.  Your agent will have a better idea once they view your home and research comparable homes that have sold in your neighbourhood, as well as current market conditions.

Other factors will include; condition of the home, size, location, rooms, square footage, occupancy details (do you live there?  Is it vacant?  Is it renter occupied?), etc.
